Property
Condition Assessment Services
Trigon | Kleinfelder provides an independent third party evaluation and detailed
information of a property’s condition, including the building’s
operating systems, energy efficiency, security systems, signs of
material physical deterioration or functional obsolescence, and
capital improvement requirements. The major purpose of the Property
Condition Assessment (PCA) is not only to identify capital outlay
requirements but also to identify factors, which might negatively
affect the building’s potential to generate income. Consideration
is also given to local zoning and building codes or hazards, which
might affect the stability of a property’s income stream.

Trigon | Kleinfelder provides mold assessment and remediation services for several
insurance companies and has provided litigation support services
in mold related lawsuits. We are confident in our ability to provide
these services in a cost effective and professional manner.
Indoor air quality has become an increasing concern in residential
and commercial buildings. Mold is everywhere and naturally occurs
in the environment. When an uncontrolled or sustained release of
moisture occurs in an indoor environment, it can trigger a rapid
growth of mold. The mold will continue to grow and spread until
the moisture problem is corrected. The problem can be obvious as
in the case of a burst water line, or it can be less obvious as
in the case of a malfunctioning or inadequate air conditioning system.
The health effects associated with mold largely depend on the types
of mold present, the concentration, and the sensitivity of the individual
to mold. Health implications associated with mold exposure can include
effects on the respiratory and nervous system. In some extreme cases,
a possible link may be drawn to some forms of cancer. Therefore,
it is imperative that suspected mold issues be assessed, the moisture
problem corrected, and abatement be completed in a timely manner
by qualified and trained personnel.

Asbestos Services
Asbestos Surveys are performed by our certified inspectors according
to AHERA, NESHAP, and OSHA standards. The surveys are being
performed as part of many Phase I Environmental Site Assessments
where existing buildings were built prior to 1981. The surveys are
also being performed in accordance with OSHA criteria for rebuttal
of the presumption that all thermal insulation and surfacing materials
contain asbestos as dictated in 29CFR 1910.1001 and 29CFR 1926.1101.
Asbestos Sampling is performed by our Certified Inspectors in accordance
with regulatory requirements. The samples are then sent to a National
Voluntary Laboratory Accreditation Program (NVLAP) accredited
laboratory for analysis to determine the presence of asbestos.
Operations and Maintenance Plans are required by OSHA for any commercial
or industrial facility that have thermal insulation or surfacing
materials that contain asbestos. These plans are designed to make
the company’s employees and any outside contractors aware
of the asbestos containing materials and how to deal with them when
encountered in the workplace.
Trigon | Kleinfelder can develop the Plans and Specifications required to perform
asbestos abatement. We assist clients in developing the bid package
for the abatement contractors and assist in the selection of the
abatement contractor. Trigon | Kleinfelder provides experienced qualified personnel
to provide Project Management/Air Monitoring during the asbestos
abatement. We monitor the work of the abatement contractor to ensure
that the plans and specifications are being adhered to and that
the work is being performed in a safe and timely manner.

An Environmental Site Assessment (ESA) is an important element of
most real estate transactions. The purpose of the ESA is to evaluate
site conditions for indications of potential environmental concerns
that have the potential to result in an environmental liability.
Environmental liability may include reduced value of the property,
reduced use(s) of the property and clean-up costs for the property
and sometimes adjacent properties.Trigon | Kleinfelder has a dedicated team of
environmental and engineering professionals with over 100 years
of combined experience performing various types of ESAs. We have
performed ESAs for various clients including lending institutions,
developers, and individual property owners. Trigon | Kleinfelder has performed
an estimated 2,000 ESAs in the Carolinas. Each ESA is reviewed and
